Purchased in January 2018, Strawberry Fields is one of the few truly “mixed use” large scale developments in the Borough of Chorley. The 25 acre project has outline planning consent for:-
- 125 homes.
- Approximately 45,000 sq ft of industrial space.
- A substantial Care Home, Nursery & Play Centre
The location of the development is ideal for the mix of uses proposed, benefitting from M6 and M61 motorway junctions within 10 minute’s drive and within close proximity to Chorley town centre. Primrose have implemented the Spine Road allowing access to each of the various elements of the project, which will be completed in the forthcoming months.
The Masterplan has Outline Planning Consent and various parties have come forward to discuss different parcels of land, prior to the commencement of formal marketing.

As a large scale Mixed Use Development, the Masterplan for the site comprises a blend of commercial and residential uses, designed to sit together in a complimentary manner. The on-site positioning and density of each separate element is the key to providing a scheme that works both plot by plot and as a whole.

Demand has been consistent for business space at Strawberry Fields, which will provide approximately 45,000 sq ft of Office; Light Industrial or Distribution space.
Occupier interest is particularly strong from users looking to be positioned close to Chorley Borough Council’s Digital Office Park and the Motorway junction close by.
Care Home & Nursery
The 2 acre site at the front of the development, has outline planning consent for a Care Home and Nursery. Occupiers have been identified for both plots and we expect Reserved Matters applications for each to be submitted over the coming months.
Laurus Homes have purchased the site and are working up their detailed development plans.
Digital Office Park
Part of the site has already been sold to Chorley Borough Council, who have built a 50,000 sq ft Digital Office Park building.
Willmott Dixon have constructed the building on Chorley’s behalf, for which an ERDF grant was obtained.
